Maintenance & Inspections — Perth & Bunbury

Plumbing Maintenance & Inspections

Routine maintenance catches problems before they become expensive. We carry out plumbing inspections, rental property servicing, pre-purchase checks, and all the small repairs that keep your plumbing in good shape year-round.

Why Maintain?

Catch problems early

A small leak or a failing valve caught during a routine inspection costs a fraction of the water damage it would cause left undetected.

Protect your property value

Well-maintained plumbing is a key factor in property valuations and inspections. Documented maintenance history also gives buyers confidence.

Landlord compliance

Rental properties have specific maintenance obligations under WA tenancy law. We help landlords and property managers stay compliant and documented.

Reduce your water bills

Hidden leaks, running toilets, and high water pressure all inflate your bill. Regular checks identify and eliminate ongoing water waste.

Proactive Plumbing Maintenance Across Perth & Bunbury

Most plumbing problems do not appear suddenly — they build gradually. A corroding pipe, a slow leak behind a wall, a hot water system running at high pressure — these can go unnoticed for months or years before causing significant and expensive damage.

A periodic inspection by a licensed plumber is the simplest way to stay ahead of these issues. We check all accessible pipework, fixtures, drainage, water pressure, and the hot water system, then provide a clear written summary of what we found and what, if anything, needs attention.

We also handle rental property maintenance for landlords and property managers across Perth and Bunbury, including between-tenancy inspections, urgent repairs, and routine servicing — with proper documentation for your records.

What We Cover

Maintenance Services We Provide

From a single inspection to ongoing property maintenance — we cover it all.

Routine Plumbing Inspections

A periodic inspection of your home's plumbing identifies ageing pipes, early-stage leaks, and water pressure issues before they develop into expensive repairs.

Rental Property Maintenance

We work with landlords and property managers to handle all plumbing maintenance and repairs across rental properties — routine and urgent — with clear documentation for your records.

Pre-Purchase Plumbing Inspections

Before you commit to a property purchase, a plumbing inspection can uncover hidden issues with pipes, hot water systems, drains, and fixtures that could cost thousands after settlement.

Water Pressure Testing

High water pressure silently damages pipes, joints, and appliances over time. We test your pressure, identify the cause of any irregularity, and fit a pressure limiting valve if needed.

Overflow Relief Valve (ORV) Testing

Australian Standards require hot water system overflow relief valves to be tested annually. We carry out compliant ORV testing and replace faulty valves on the spot.

General Repairs & Small Jobs

No job is too small. Loose fittings, minor leaks, dripping outdoor taps, slow-draining basins — we handle all the small plumbing jobs that tend to pile up around the home.

FAQ

Maintenance Questions Answered

Everything you need to know before you book.

How often should I have my plumbing inspected?
For most homes, a plumbing inspection every 2 to 3 years is a sensible baseline. Older homes with original galvanised steel pipes, properties with large established trees near sewer lines, or homes with a history of plumbing issues may benefit from annual checks. Rental properties should be inspected at each tenancy changeover as a minimum.
What does a plumbing inspection involve?
A standard inspection covers: all visible pipes and fittings for signs of corrosion, leaks, or damage; hot water system condition and ORV test; water pressure measurement; drain function and drainage speed; tap and toilet function; isolation valve condition; and a review of any problem areas you are aware of. We provide a written summary of findings.
Do you service rental properties for property managers?
Yes. We work with landlords and property managers across Perth and Bunbury on both routine maintenance and urgent repairs. We understand the importance of prompt response, clear documentation, and communication with both the property manager and tenant. We can be added to your preferred contractor list.
What is a pre-purchase plumbing inspection?
A pre-purchase inspection is a detailed assessment of a property's plumbing before you commit to buying it. We check the condition of all visible pipes, fixtures, the hot water system, drainage, water pressure, and look for signs of hidden leaks or past water damage. We provide a written report that you can use to negotiate, budget for repairs, or make an informed purchase decision.
What is an overflow relief valve and why does it need testing?
The overflow relief valve (ORV) on a hot water system is a safety device that releases pressure if the system overheats, preventing a potentially dangerous pressure build-up. Australian Standards require it to be tested at least once a year to confirm it opens and closes properly. A faulty ORV can either fail to release pressure (a safety risk) or drip constantly (wasting hot water). We test and replace them as needed.
What causes high water pressure and why is it a problem?
Perth mains water pressure can be high — often above the 500 kPa recommended maximum for residential properties. Over time, excessive pressure stresses pipes, joints, tap washers, hot water system components, and appliance connections. It is one of the leading causes of flexi-hose failures (which can cause major flooding) and premature tap wear. A pressure limiting valve is a simple, inexpensive fix.
Do you offer ongoing maintenance agreements?
We can discuss regular servicing arrangements for landlords and property managers with multiple properties. Contact us to talk through what a maintenance programme would look like for your portfolio.
How long does a plumbing inspection take?
A standard residential inspection typically takes 45 to 90 minutes depending on the size of the property and the number of fixtures. We will give you a realistic timeframe when you book so you can plan your day accordingly.
